Estimation Methodology

Your building is matched to its type and age band from the IWMS database.

Historical projects are filtered by matching building type, age band, and project type from the past 10 years.

All historical costs are inflation-adjusted to current dollars using ENR Construction Cost Index escalation factors.

The 10th–90th percentile cost-per-square-foot range is calculated from qualifying projects and multiplied by your scope footage.

Inflation Adjustment

Historical project costs are normalized to current-year (2025) dollars using year-over-year ENR Construction Cost Index (CCI) escalation factors. Projects from 2020–2022 saw significant cost spikes due to supply chain disruptions and labor shortages and are weighted accordingly.

Minimum Sample Size

A minimum of 3 comparable projects is required to generate a statistically meaningful range. If fewer matches are found, the tool will notify you and Facilities Management should be contacted for a manual conceptual estimate.
